Back in the day, a million dollars was the ultimate amount of money to many people (even Dr. Evil). It is still quite a hefty sum, and today we are checking out what a million dollars can buy you in Sonoma County. Our neighbor, Napa, was just named fourth on Realtor.com’s list of areas with the highest percentage of million dollar homes. The price range starts at $950,000 and goes up to $1,000,000, but we adjusted the price a bit to be able to include Windsor. Our goal was to find the most appealing (or interesting) home in our budget without HOA’s or additional fees. Here’s what a million dollars will buy you in Guerneville, Windsor, Healdsburg, Santa Rosa, Sonoma and Petaluma right now.
There was one property in Guerneville in today’s price range, located at 16471 Watson Road. Listed at $988,000, it is a three bedroom, two bath, 1,585 square-foot home with hardwood floors, a gourmet kitchen and vaulted ceilings. The property is a little over a half an acre and has a large backyard with a patio, lawn and pool.

133 Savannah Way is a four-bedroom, four bath home built in 2003. It is 3,613 square feet on a good-sized 12,000+ square-foot lot and is listed at $939,000. It was a challenge to get details about this home, but it appears to have a granny unit above the garage with a kitchen and fireplace.

1554 Rosewood Dr is a 2214 square-foot three-bedroom, three bath home listed at $999,000. Built in 1999, it has a large kitchen, cathedral ceilings and a lovely backyard with a pool and outdoor kitchen. Healdsburg is a hot area right now and there are some other million dollar homes in this neighborhood, but this house has been on the market for over two months. It was one of two homes in Healdsburg in our price range.

3022 Santa Anita Court is a four-bedroom, three-bath 2,672 square-foot home in Annadel Heights. It has three bedrooms and two baths on the main floor and an additional master suite with an office, fireplace and walk-in closets upstairs. This home has hardwood floors, a kitchen with granite counters and a walk-in pantry and a backyard with a pool and built-in spa. Located just a quick walk or bike ride from Annadel Park, it is in an excellent school district. On the market for over five months. It is $995,000 after a $30,000 price reduction.

408 Brockman Lane is a four-bedroom, three bath on Sonoma’s desirable east side and is listed at $995,000. This 2,380 square-foot, two-story Craftsman-style home is located in a family-filled neighborhood and has hardwood floors, granite and marble countertops and a detached garage. The master and two bedrooms are upstairs, and there is an additional bedroom on the main level. With the smallest (0.19 acre) lot on our list, this property has been on the market for a little over two months.

Petaluma had three homes in our price range and 333 Purrington Road is by far the most interesting with its Austin Powers groovy decor. This six bedroom, four bath home is 3,110 square-feet on a property that is a little over three acres and is listed at $999,000. Located near well-rated Grant Elementary School, it has a custom-shaped pool, views and lots of personality. This property has a Mediterranean feel with its archways and tile and is primarily a single level with a master suite upstairs. If someone had a large budget and a flair for renovation, this could be just the ticket.
