It is no secret that finding a home in Sonoma County with a $400,000 maximum budget is not easy. In fact, in the town of Sonoma it is not even possible at the moment. Healdsburg has one home in our price range but the details about it were unclear (the listing photos show two different kitchens!) so it did not make our list. Cloverdale has a handful of homes, but they were either contingent, age-restricted for seniors only or had murky details. On the bright side, Windsor, Petaluma and Santa Rosa had some options, so let’s take a look.
Windsor – desirable master bedroom and lovely backyard
244 Usher Drive is a three-bedroom, two-bath home and it is 1,317 square feet. Located in Oak Glen, this home has a desirable ground-level master bedroom with an updated bath. The kitchen has shaker cabinets with granite tops and newer appliances and the low maintenance backyard is lovely.

Petaluma – three bedrooms and in need of TLC
429 Stuart Drive in East Petaluma is 1,025 square feet and has three bedrooms and two baths. Listed at $399,000, it has a large 5227 square-foot lot with RV parking but needs some love to bring it back into shape.

Santa Rosa – creekside lot with retro kitchen
Listed at $329,000, 1075 Clark Street in Santa Rosa is only 923 square feet, with two bedrooms and one bath. The home has hardwood floors and a retro yellow kitchen and is located on a creekside corner lot.
