1477 Dutch Ln, Penngrove - $899,000
3 beds, 2 baths, 1,340 square feet. Year built: 1959.
Exterior. (Photo courtesy of Zephyr Real Estate)
Penngrove is a seriously small town, and a good example of a tight-knit community. This 1959 ranch style home is a representation of this town's agricultural roots, with an open, welcoming front yard and evidence of a large fireplace for cold winter nights. But while the exterior of this home is very 'little house on the prairie' click through to see a thoroughly modern interior...

This open plan interior and updated chef's kitchen are decades away from 1959. While $899,000 seems like a stretch, houses in Penngrove don't come up for less than a million, at least, so this is a good find. Scroll to see the next property...

4600 Acacia Way, Penngrove - $875,000
3 beds, 2 baths, 1,804 square feet. Year built: 1979
Exterior. (Photo courtesy of Century 21 M&M and Associates)
Though 20 years younger than the home we just looked at, this house hasn't been updated - but it has been well maintained. There is something to be said about keeping a place period-specific, though not everyone appreciates the 70s. Click to view the kitchen to see what I mean...

Ahhhhh, white tile with dark grout, linoleum flooring - it could be a time capsule home, no doubt. But there's one more Penngrove property (just one). Scroll through to see...

804 Lichau Wood Ct, Penngrove - $950,000
4 beds, 2.5 baths, 2,828 square feet. Year built: 1990
Exterior. (Photo courtesy of Century 21 Bundesen)
Okay, this one is also close to the million dollar mark, but besides being a 4 bedroom home, it has a detached unit that can be used as a rental. This can help take the sting out of a hefty mortgage. Click to see the unit...

This house - and the detached unit - appear to be the properties that need the most work on this list. For this close to a million dollars, it may be worth it to keep looking. Scroll to move on to something in Kenwood...

8829 Mission Dr, Kenwood - $799,000
3 beds, 2 baths, 1,056 square feet. Year built: 1958.
Exterior. (Photo courtesy of Terra Firma Global Partners)
This 1958 tract home may not look like anything special - at first. But if you look right past the roofline, those are the Mayacamas mountains. Kenwood is a sought-after place to live, and the views are just one of the reasons. Click to go inside and check out the kitchen...

Though compact, this kitchen has high-end appliances and (you can't see it from here) a wine cooler. The single-bowl custom sink is my favorite part of the room; if you've hosted Thanksgiving, you know why this is so great. Scroll to check out the backyard...

Backyard. (Photo courtesy of Terra Firma Global Partners)
While this isn't my favorite view of the backyard, it's the one that shows the mountain views, along with the set up for outdoor entertaining. With nice weather pretty much most of the year, this backyard will get plenty of use. There's one more property in Kenwood under a million (yes, just one!), click through to see it...

4 beds, 2.5 baths, 2,106 square feet. Year built: 1978

Okay, at only a thousand dollars less than a million, this find is pushing it, but, there weren't any other that weren't in foreclosure. Over a million is normal in Kenwood, so we'll take the time to check this 1978 house out. Scroll to get an aerial view...

With this view, you can see that though the yard needs work (a lot of it) the property is surrounded by the neighbors well maintained vineyards. Oh, and there's a pool. Click to check it out...

Again, the yard needs some attention, but it does have a lot of potential. With the main house at 2,106 square feet, there's plenty of room for entertaining. But this is the end of Kenwood, scroll to see what's available in Healdsburg...

2051 S Fitch Mountain Rd, Healdsburg - $749,000
2 beds, 2 baths, 1,200 square feet. Year built: 1929.
Exterior. (Photo courtesy of Coldwell Banker Residential Brokerage - Santa Rosa - Bicentennial)
This 1929 Fitch Mountain home has been around since there wasn't a whole lot going on in Healdsburg, and the 101 freeway was still a new thing (began in 1926). Despite the age, the interior of this house has been upgraded to a more modern look and feel, and besides that, it's right next to the Russian River. Click to see how close...

Not directly on the river, but looking directly down at it. Personally, I have family who lived right on the riverbank (Guerneville) and their home flooded a few times when I was younger (It's on stilts now and no longer their home, but that was still a mess). So, being a few more feet up seems like a good move. Scroll to see the next property...

595 Fieldcrest Dr, Healdsburg- $785,000
3 beds, 3 baths, 1,724 square feet. Year built: 1980.
Exterior. (Photo courtesy of Pacific Union International Inc.)
This 80s 2 story A-frame house is located close to downtown, and doesn't even break the $800,000 mark. I'm surprised, as it's always seemed to be one of the higher priced areas, but there are actually a few home listings closer to this range than not. Besides that, the interior is very well maintained. Click to take a look...

542 Sunnyvale Dr, Healdsburg - $945,000
3 beds, 2 baths, 1,697 square feet. Year built: 1973.
Exterior. (Photo courtesy of Pacific Union International)
This is what I'm used to finding in Healdsburg. This 1973 home is just shy of a million dollars, and looks pretty much the same as I'm sure it did in 1973, both inside and outside. However, it's all about location. Not only is it close to downtown, the views are stunning. Click to see what I mean..

I worked for a short time in Healdsburg, and my favorite part of the day was my commute (I know, weird) because the scenery was so nice. I can imagine that the homebuyer for this house won't mind the outdated interior if this is what they get to see when they go into the backyard...
